New Jersey's Lead Safe Certification Act requires periodic lead-hazard inspections of rental units to prevent childhood lead poisoning. If all three apply to you, your inspection is already overdue:

The rental property was built before 1978
The unit had a tenant turnover any time since July 2022 — or has never been inspected
The property is not exempt under N.J.A.C. 5:28A

What happens at the visual inspection?

Per HUD guidelines, anything larger than a hairline crack or a nail hole counts as deteriorated paint. If hazards are found in a pre-1978 home, remediation may be required before certification.
